Visitor levy for Airbnb and short-let hosts
You already juggle a short-term let licence, platform payouts and self-assessment. The visitor levy adds a quarterly return with rules that don't match how Airbnb reports your income.
What actually trips people up
- Airbnb payout reports mix accommodation, cleaning fees and service charges — only accommodation is levied. Our import strips the rest out.
- Payout dates are not stay dates. We work from check-in and check-out so each stay lands in the right quarter.
- Long stays are capped at the council's maximum chargeable nights, which platform reports don't handle at all.
- Bookings taken before the scheme start date are exempt — we flag them from the booking date automatically.
What it costs
One property is free forever. Additional properties are £6 per property per month, dropping to £5 above ten properties.
